VALUE: £20 million

The Hattersley Centre is made up of 10 acres designed and built into a speculative development of five industrial units, six self-contained office buildings of 2,300 sq ft and a headquarters office building of 12,000 sq ft.

Prior to the Hattersley Centre Development, West Lancashire District Council had produced a supplementary planning guidance document for the site and Pendle Bracken Developments Limited (a Joint Venture Company between Barnfield Construction and property development company Bracken Limited) designed the proposed scheme within the guidelines of that document.

Utilising a full design team and planning consultants, the proposed mixed use scheme was designed and several months of consultation with the local planning authority ensued. Over that period, the specific design and land uses were agreed in principle, all fitting with the requirements of the planning guidance documents.

Public consultation with local residents and stakeholders was undertaken and comments taken on board. Discussions with Council board members were held to ensure that the local impact was acceptable and ultimately welcomed.

The scheme was funded jointly by Barnfield and NM Rothschild & Son Limited, a major financial lender, in order that the £20 million scheme could be speculatively developed. The scheme is now completed with nearly all its units pre-let. Tenants include Focus DIY, Halfords, Tile Giant, Plumbase, Jewsons, Howdens and Magnet.
