This exclusive Apartment development in the Victorian Spa town of Harrogate involved the conversion of an existing 4 storey building into 6 luxury Apartments.

In addition to the above a new 3 storey stone extension was built within the former car park and gardens, together with a feature link block between the two buildings, generating a further 5 Apartments and under croft car parking.

Early efforts were concentrated on stripping back the existing building to its original shell and undertaking extensive structural repairs to the walls, floors and roof.

Existing basements were considerably reduced in level to significantly increase the head height and marketability of these Apartments. This involved extensive excavation together with comprehensive tanking and damp proofing works.

Restrictive access into and around the site made working conditions extremely challenging, particularly during the new build construction, influencing both programme and sequencing operations.

Barnfield worked very closely with the Design Team and Planning Authority to ensure that key external finishes such as the size and colour of new stonework, feature stonework, slates, windows etc closely matched both the existing building and neighbouring properties.

Ian Summersgill of Linchpin Ltd, Project Managers for the scheme commented:

“Despite having to operate within very challenging and restrictive site conditions, and undertake far more extensive structural repairs than envisaged to the existing building, the Building and Apartments were finished to a very high quality and specification, with both the old and the new essentially blending into one extraordinarily attractive building.

The quality and image of this building project recognises and reflects the area, and high end market expectations, and it is a testament to the quality of this scheme, and Barnfield’s workmanship, that 6 of the 11 Apartments were pre-sold prior to completion”.
