Shuttleworth Mead – Padiham

The former Shuttleworth Mead Power Station had been decommissioned and lay derelict for many years. Barnfield identified the site as being an ideal location for a modern, well-managed business park.

Discussions with Burnley Borough Council formed the basis of an agreement about the style, use and layout of the site and a design team was assembled to create a master plan of the 70 acre site.

After a lengthy consultation period, planning permission was granted to develop around 50 acres of the site, with the remainder being adopted and safeguarded for flora & fauna habitats together with an innovative sustainable drainage system using reed beds and lagoons to filter run off water into the adjacent river.

Working in partnership with Burnley Borough Council, Barnfield secured a significant amount of European funding to assist with the infrastructure costs and the extensive remediation of the left-over contamination.

The site is now completely developed and represents a high quality example of a modern business park.  Indeed, The Park has since achieved a ‘Business in the Community’ award describing it as a ‘blueprint for Brownfield regeneration’.

Barnfield and its subsidiaries still manage and maintain the site which is now home to 40 businesses, with over 1000 jobs.

A sustainable bus link has been established and with contemporary design, a themed architectural approach, this is, we believe, the premier employment site in East Lancashire.

The site now accommodates almost 600,000sqft of offices and industrial space and the businesses at home on the site include:

• Skipton Building Society and HML, a part of the Skipton Building Society Group, occupy prestigious offices incorporating a kitchen, canteen, feature access and raised access floors to all areas.  Their buildings were constructed on a steel frame enclosed by bricks and cladding.
• Graham and Brown occupy their Distribution and Head Quarters which incorporates a shop, offices and a warehouse with 10 meter headroom covering 100,000 sq ft.
• A purpose-built distribution centre with a build value of £3 million was originally built for Time Computers but now houses window and conservatory roof manufacturer K2.  The premises offers a 15m high distribution centre and office facility with 10 dock levellers covering 150,000 sq ft.
• A purpose built commercial vehicle manufacturing and repair plant with offices for Massey Tankers Limited valued at £1.4 million.  The project involved the provision for the installation of a running track for a gantry crane.
• A 50,000 sq ft new build industrial/commercial unit for Fagan & Whalley Limited, a national haulage contractor.  The project included a hard standing area to house 60 arctic wagons and was constructed on the old railway sidings of the power station.  The project included offices, workshop and warehouse.
• A glass toughening plant for Padiham Glass with extension steel frame offices and a feature entrance constructed from steel frame and cladding.
• New offices for Ribble Industrial Estates incorporating a feature entrance and feature glazing glass lift.  This building was later used for managed office space and is now a thriving business centre with an array of different companies.  The building was later to be used as a blueprint for future Dylan Harvey buildings, another one of our key clients.
