Burnley Borough Council originally designated 65 acres of land adjacent to junction 9 of the M65 motorway for development in 1994.  Barnfield Construction were the only developers at that time who had the confidence to carry out speculative development of industrial units in the area.

Three units totalling 22,000 sq ft were developed and pre-let before they were completed.  Barnfield went on to acquire additional land and a further 65,000 sq ft was developed including units for the following clients and end users:
