Metflex bought an option to buy the land through the Barnfield & Hyndburn Partnership and decided to exercise this option when they sold their existing premises to Tesco.

The new 37,000 sq ft factory follows on from the same design which has been used on Barnfield Constructions speculative industrial development, Union Court, which is located on land next to the new Metflex premises.

The design and build contract includes offices on the mezzanine floor with 53 car parking spaces.

Features

• Metflex naturally produce heat from production methods so they don’t require a heating system.  This creates as a by-product a highly energy efficient building with a low carbon footprint

Challenges

• Metflex have carried out the electrical contract themselves due to the complex nature of stripping the existing equipment from their original building.  Barnfield successfully worked alongside the external electrical contractors

• Extensive variations have been made to the building by the client, but the contract has still been completed on time due to the implications of Metflex selling their building to Tesco and needing to vacate the premises as agreed
