Manchester's only speculative scheme this year nears completion

A joint venture between Barnfield Construction and Capital & Centric Plc, is nearing completion of the first phase of this BREEAM ‘excellent’* scheme at its 18 acre (7 hectare) Crown Business Park in Rochdale.

Crown Business Park is Greater Manchester’s only speculative office and industrial development project that commenced at the end of last year.

The first phase of two office buildings totalling 15,180 sq ft (1,410 sq m) and an industrial unit of 30,000 sq ft (2,787 sq m) are both set for completion this month (December) and January 2012 and are being built by Barnfield Construction.

The employment-generating scheme has also benefited from £3.14m from the European Regional Development Fund (ERDF) and the scheme is set to create 350 jobs in the area.

The two office buildings are named ‘The Sapphire' and 'The Emerald' which can accommodate office occupiers in units of 750 to 8,700 sq ft ( sq m )and ‘Emerald’ capable of accommodating requirements of up to 6,480 sq ft (sq m).

The industrial element is capable of being split to provide self-contained units from 5,870 sq ft (545 sq m) upwards.

Crown Business Park is superbly located fronting the A627(M), half a mile from Junction 20 of the M62 motorway, providing excellent access to the regional and national motorway network (see editors notes).

The joint venture is all about providing the right product in the right location with low environmental impact.

The scheme is generating interest and employment from both local and national occupiers which will lead to more jobs and a boost to the regional economy.

BREEAM accreditation also assesses recycling practices from construction methods, proximity to public transport and water consumption.
